Stonefields To Boost Region's Shops By $50M+

A recent decision by the Environment Court to confirm the zoning for Landco’s master plan at Stonefields has revealed that residents living in the completed Stonefields community are anticipated to spend over $50 million every year in surrounding shopping areas.
The Environment Court’s interim decision to approve a District Plan Change for the remaining two thirds of the 110 hectare site, under S293 of the Resource Management Act, has given Landco the final go ahead to build the high quality master plan for Stonefields that has been agreed through several years of discussion with Auckland City. | The decision acknowledges that the introduction of an eventual 6,500 residents into Stonefields “where none presently reside, is obviously going to have effects on local, and even regional, spending.” The Court stated that, excluding spending within the proposed Stonefields town centre, residents’ “annual retail spending power” of between $54m-$64m will be available to nearby areas including Panmure, Ellerslie, Glen Innes, Meadowbank and St. Heliers.

Development proposals for c. half of the 110ha site have already been resolved by way of a 2004 Partial Consent Order and 2005 Plan Change, allowing the creation of an area of business land along Lunn Avenue, residential land along college Road and c.28ha of residential land in the north-eastern part of the site. The Environment Court decision gives clearance for the balance of the land – c.50 ha – to proceed.
The next steps will be for Landco to go through the consenting process for individual sections on the site. Houses will start to be built in 2007 on the land that has already been zoned and buildings might start to go up in 2008 on the land that has now been approved by the Environment Court.
