 Auckland is a dynamic city that is growing at a rapid rate. It is predicted by the Auckland Regional Council that by 2050 the population of the city could reach two million people, up from its current level of 1.3 million.
Accommodating Growth:
The Auckland Regional Council has created a Regional Growth strategy for the city, to ensure that “growth is accommodated in a way that meets the best interests of the inhabitants of the region”. This vision is designed primarily to sustain strong, supportive communities and a high-quality living environment through “promoting quality, compact urban intensification” and encouraging “most growth within the existing metropolitan area”. The regional growth strategy requires most urban growth to be “focussed around town centres and major transport routes, to create higher density communities with a variety of housing, jobs, services, recreational and other activities.
New Residential Zoning:
Following the development of this growth strategy, in 2002 Auckland City Council introduced a Residential 8 zoning as a means of allowing more intensive development than has traditionally occurred, in key selected areas of the city. Although all development requires resource consent, Residential 8 zoning allows for greater density, height limits, building coverage and height in relation to boundary design parameters. It also provides greater respect to visual and acoustic privacy.
Character: New residential development should respect the existing neighbourhood character, while allowing contemporary designs that make a positive contribution to the future character of the neighbourhood.
Site Layout: The lay out of the new development should show a sensitive relationship to the street and respect the existing character, while allowing efficient and coherent use of the site.
